The first thing that anyone looking to sell their home needs to know is what they can expect to get for it. That sounds pretty simple but  stop and consider why you need a good market evaluation. If you are buying another home or building a new one you need an accurate and REALISTIC idea of how much your present home will sell for. Nobody wants to fall in love with another home or plan of a new house only to find out later that they had an urealistic expectation of what their own home would sell for.

The only way to get a good idea of the value of a home is for a professional Realtor to come to your home, look at it, and then research the comparables in the area comparing features and location to come up with a price. Of course adjustments have to be made for market conditions etc. but a good Realtor will take these into consideration and explain them to you.

Never make your plans based on an opinion you get online or from someone that has not been in your house or who can't show you the listings and sales to back up the opinion, you have too much riding on the initial asking price of your home to trust guess work. Statistics show that homes that enter the market overpriced and remain there for an extended period while the price drops to meet the market tend to sell for less than there true market value.
